Crane Creek is a recorded Planned Unit Development (PUD) with specific documents spelling out the Articles of Incorporation, Bylaws and Protective Covenants (see Documents). These documents are in place to protect residents’ enjoyment of their community, their safety, their privacy, and their property values.
All homeowners are members of Crane Creek Property Owners' Association, Inc. (CCPOA) which oversees the operation of Crane Creek by maintaining the roads, drainage, and common areas of the community. The CCPOA Board of Directors is elected yearly by the 346 homeowners and consists of 7 members: 3 representatives from the Country Club section and 3 representatives from the Racquet Club section and a Director-at-large. The Board is assisted in the everyday operations by a professional community management company, Bristol Management Services, Inc. (Bristol) CCPOA contracts with Martin Downs Property Owners Association, Inc. (MDPOA) for security. MDPOA sets the traffic rules for the entire Martin Downs community, including Crane Creek. Barcode Decals for the Martin Downs main gate and Crane Creek's own High Meadows gate in Racquet Club can be obtained through MDPOA. History of the property reveals the land was formerly a ranch and working dairy farm. Portions of the property were wooded and portions cleared for pasture. In 1975 Arthur Young purchased part of the property and built the Crane Creek Golf Course which opened in December 1976. He also began developing the land which was to become Crane Creek Country Club Phases II-IV. In 1978 Peter Cummings purchased the Crane Creek Golf Course and its clubhouse (pro shop and Maxwells restaurant). He also bought the lots in Country Club Phases III and IV and all the land which would eventually comprise the Racquet Club section of the community . By 1979 all existing plats in the community had been recorded with Martin County. The land was developed, lots were sold and custom homes were built. |
